What is Re-Valora?
Re-Valora is a real estate advisory service that combines investment analysis, architecture, design and project management. We help owners and investors make better decisions about their properties and execute their transformation, from initial analysis through renovation and rental setup.
Do I need to already be looking for a property to work with Re-Valora?
No. We can help you whether you already own a property you want to renovate or make more profitable, or you have capital and want to analyze new investment opportunities. The scope adapts to where you're starting from.
What services can Re-Valora manage?
Depending on the project's needs, we can support you with real estate opportunity analysis, purchase process support, feasibility and return analysis, architecture and interior design, budget and materials definition, contracting and construction coordination, execution follow-up, and preparing the property for rental. Clients can hire full end-to-end support or only specific phases.
Does Re-Valora only work in Panama?
Yes. Panama is our market, where we've built our investment portfolio and local network of partners (notary, banks, lawyers and contractors).
Can I invest in Panama even if I live in another country?
Yes. One of Re-Valora's goals is precisely to make the process easier for people who don't have the time, local knowledge or capacity to directly manage a real estate investment in Panama. We coordinate the project locally and keep the client informed throughout the different stages. Purchasing a property, taxation, residency and legal structure should each be reviewed individually with the relevant legal and tax professionals.
What type of properties does Re-Valora look for?
We don't simply look for cheap properties. We prioritize properties with a favorable combination of location, purchase price, rental demand, renovation potential, maintenance costs, future liquidity, and the relationship between total investment and potential rent. A property can have an attractive price and still not be a good investment.
What return can I expect?
There is no guaranteed return. Our own portfolio has historically achieved an approximate net return of 9.8% annually on purchase + renovation, but every investment is different. The result depends, among other factors, on the acquisition price, final renovation cost, property expenses, rent achieved, occupancy and market conditions. Historical results do not guarantee future results.
What's the minimum investment needed?
We don't work with a universal minimum figure. The capital needed depends on the location, property type, strategy and renovation needs. In a first conversation we review the available budget and assess what type of deal could be reasonable within those parameters.
How does Re-Valora control a renovation's budget?
Before starting construction we define the project's scope, materials, main line items and expected budget. During execution we coordinate contractors, purchases and technical decisions to reduce improvisation and keep control over costs and timelines. One of our priorities is avoiding over-investing, and concentrating the budget on the interventions that actually add value to the property.
How long does a renovation take?
It depends on the scope and initial condition of the property. A light intervention can be resolved in a few weeks, while a full renovation can take several months and, in certain cases, additional permits or technical work. Before starting, we define a specific estimated schedule for each project.
How long does it take to rent a property after the renovation?
Across the projects we've completed, the average time from completion to rental has been approximately 15 days. This figure reflects our historical experience and can vary depending on the property, price, season and market conditions.
Does Re-Valora guarantee the property will get rented?
No. Our work consists of analyzing demand, defining an appropriate product strategy, and preparing the property to compete properly in the market. The speed and final terms of the rental depend on external factors that cannot be guaranteed.
